Maintenance and repairs

Tell us about maintenance as soon as you notice it. Include a clear description, photos or video, when it started and whether there is an immediate safety or property risk.

Essential-service repairs must generally be arranged within 24 hours and other urgent repairs within 48 hours. Non-urgent repairs should be reported in writing.

Inspections and privacy

Routine inspections help identify maintenance and check that the home is being cared for. We will provide written notice and aim to make the process respectful and straightforward.

WA guidance generally allows no more than four routine inspections in 12 months, with 7–14 days’ written notice and at a suitable time.

Pets and modifications

Please request permission before keeping a pet or making a modification. Using the approved process protects you, the owner and the property.

Pet requests during a tenancy use Form 25. Minor modification requests use Form 26. We will confirm receipt and manage the applicable response process.

Rent and payments

Your agreement sets out the rent amount, due dates and payment method. Contact us early if you believe a payment may be late so we can communicate clearly.

Continue paying rent even where another tenancy issue is being addressed. Keep receipts and records of payments and written communication.

Property Condition Reports

Read the ingoing report carefully, add anything you believe is missing, attach dated evidence and return the required copy within the stated timeframe.

The PCR is an important comparison point at the end of the tenancy and helps distinguish fair wear and tear from damage.

Moving out and bond

Give the correct written notice, return all keys and leave the home in a similar condition to the start of the tenancy, allowing for fair wear and tear.

The final inspection, outgoing PCR, outstanding rent or bills and any supported claims are considered before the bond process is finalised.
