No management relationship from website use
Visiting the website, submitting an enquiry or receiving initial information does not appoint Manna as your agent and does not create a property management relationship. That relationship begins only when the required written Management Authority or other agreement has been accepted by the relevant parties.
Appraisals, fees and promotional offers
Rental appraisals are estimates based on the information and market evidence available at the time; a particular rent or tenancy outcome is not guaranteed. Displayed fees, credits, referral benefits and promotions may be subject to eligibility, minimum terms, exclusions and separate written conditions. The final written proposal and signed agreement prevail over website summaries.
Website Bring a Friend 1+1
The Website Bring a Friend 1+1 pathway is for two eligible new property-management clients. The first owner submits their own enquiry and receives a private invitation link. The invited owner must provide their own details and consent; Manna does not require the first owner to upload their friend's contact details.
If both owners sign an eligible 12-month exclusive Management Authority and each property completes the initial 60 active, fee-paying management days, each owner may receive one month of management-fee credit. The credit applies to management fees only, not letting, advertising, inspection, third-party or other charges.
One property may use one referral pathway and benefits cannot be combined. Both owners must independently satisfy eligibility; if either owner does not proceed or does not complete the validation period, the 1+1 benefit does not become payable. Manna may verify duplicates, existing enquiries, attribution and final eligibility. The separate 60-day Service Promise does not shorten or replace this referral validation requirement.
Investor Companion calculations
MANNA Investor Companion is a general information and record-keeping tool based primarily on figures you enter. Results are indicative estimates and may be incomplete, inaccurate or out of date if the supplied information is incomplete, inaccurate or out of date. They are not a valuation, rental appraisal, accounting system, credit assessment, investment recommendation or promise of a financial outcome.
Pre-tax cash flow includes entered income less cash operating expenses and full finance repayments. Estimated loan interest may be separated from principal where sufficient information is supplied; principal is not treated as a tax deduction. Capital expenditure is kept separate and is not automatically treated as immediately deductible. Yield, equity and cash-on-cash measures use the definitions shown beside those figures in the application.
Indicative Australian tax estimate
The optional tax estimate supports a deliberately limited scenario: an Australian resident individual using the selected financial year, entered ownership percentage and entered taxable income before the rental result. It calculates the difference between estimated tax before and after the ownership share of the rental result. Published rates exclude Medicare levy unless expressly stated otherwise.
It does not provide a complete result for companies, trusts, partnerships, foreign residents, SMSFs, capital gains tax, HELP, Medicare Levy Surcharge, tax offsets, loss quarantining or unusual circumstances. A negative rental result assumes it can be reflected in taxable income. Check the current official ATO resident tax-rate pageand obtain advice from a registered tax agent before relying on a tax outcome.
Manna does not act as your registered tax agent or financial adviser merely because you use this tool. Investor Companion does not prepare or lodge a tax return, recommend a loan or other financial product, assess credit suitability, or tell you whether to buy, sell or hold property. Seek an appropriately registered or licensed professional where those services are required.
Accounts, security and acceptable use
You are responsible for keeping your login secure, using accurate information and promptly updating it when circumstances change. You must not access or attempt to access another user's account, test security without written authority, automate abusive requests or use the application unlawfully. We may suspend access to protect users, investigate misuse, maintain the service or comply with law. You may export data and request account deletion through the application.
Understanding a current agreement
Any preliminary discussion about a current management agreement is provided as general, practical guidance. It is not legal advice or a binding interpretation. You remain responsible for checking the agreement and obtaining independent legal advice where required. Do not submit bank details, identity documents, signatures or complete confidential agreements through the general enquiry form; we will arrange an appropriate method if documents are needed.
Information you provide
You must provide information that is accurate to the best of your knowledge, use the website lawfully, and have permission to share any third-party or property information you submit.
