After you submit

What happens next.

Agreement

Dates, notice requirements and key terms are identified.

Handover

Records transfer and tenant communication are planned.

Continuity

Management keeps moving through a professional transition.

Before you give notice

A careful switch starts with three checks.

Your signed Management Authority sets the agreed appointment and termination requirements. The tenancy file then needs a controlled handover so rent, repairs, inspections and tenant communication continue without guesswork.

01

Management Authority

Find the final signed copy. Check the agreed term, termination clause, notice method, fees and any handover obligations.

02

Current tenancy

Record the rent paid-to date, bond status, lease dates, open notices, arrears, repairs and upcoming inspections or renewals.

03

Handover file

Plan the transfer of the lease, Property Condition Report, inspection records, rent ledger, bond information, keys, maintenance history and tenant contacts.

Switching property managers in WA

Questions worth answering before you move.

01How much notice do I need to give my current property manager?

There is no safe one-size-fits-all answer. WA Consumer Protection says the signed authority binds both parties for the agreed management period. Check the termination requirements in your own agreement and obtain advice if anything is unclear.

02What information should the incoming manager receive?

The official WA transfer checklist includes the tenancy agreement, bond records, Property Condition Report, inspection reports and photos, rent ledger, keys, maintenance details, outstanding accounts and any current notices.

03What happens to the tenant's bond when the manager changes?

The bond details must be updated when the managing agent changes. For agent-managed rentals, the agencies can transfer management of the bond through BondsOnline and the tenant is notified.

04Do I need to decide to switch before contacting Manna?

No. Start with a confidential preliminary conversation. We can identify the documents and timing that need review before you decide whether a change is appropriate.
